What is an EPC Certificate?

An Energy Performance Certificate (EPC) is a legal requirement for properties being sold or rented in the UK. It provides an energy efficiency rating from A (most efficient) to G (least efficient) and offers recommendations to landlords, tenants and homeowners on how to improve a property's energy performance.

Why Do You Need an EPC Certificate?

If you are a landlord, letting agent, or homeowner, having a valid EPC certificate is an essential factor in being compliant with UK property regulations. As of 2018, UK properties must meet a minimum energy efficiency rating of E to be legally sold or rented out. An EPC rating also helps prospective buyers and tenants to know and understand the energy costs of a property.  

 

When Selling a Property

The law states before you sell your property or put it on the market, you must have ordered or obtained a Residential EPC. Your estate agent is then required to upload your full EPC within 28 days of commencement.

 

When Renting a Property

  • Our engineer will go away and write up a full EPC report, with tailored recommendations for energy improvements for your property.
  • Following the report, we’ll send you an official EPC certificate. This certificate will be valid for 10 years from the date of issue.
